Overview

The 1000-hectare site is located about 100 km south of Puerto Vallarta on federal Mexican highway 200 in Costalegre.

 

Mexico’s Costalegre (Happy Coast) is a 130 mile beautiful coastline, stretching from Puerto Vallarta to Manzanillo. At its heart is the exceptional property of Punta Paraman, with pristine beaches, rolling mountains, and undisturbed natural beauty.

The entire coast of Costalegre has been privileged with the conservation of its native flora and fauna, with relatively few developments or human settlements. This graces the region as an ecological attraction like few in the world, presenting many opportunities as a destination for residents and tourists looking to live in harmony with the planet.

With an overall area of about 1000 hectares (2,400 acres), Punta Paraman borders the Pacific Ocean with about 5.0 kilometers (3.1 miles), and an average depth towards the mountains of 2.2 kilometers (1.4 miles). The area includes the mountain peaks, which provide both a natural land barrier and exceptional views of the Ocean.

Ocean Front

The ocean front is composed mainly of large white sand beaches, bordered by sand dunes.  In some isolated areas, there are spectacular rock formations that provide contrast to the sand.  Only a walk along this great expanse of beautiful and varied ocean front can do justice to this land.

Access & Infrastructure

By land, the two-lane coastal highway No.200 passes about 3 miles from the property limits, and is currently being improved due to the increased interest in Costalegre.
 

The new airport being built for Costalegre, about 6 miles from the property, has finished construction on the landing strip.  Once operational, the International Costalegre Airport will be able to receive any size commercial aircraft.
 

The main electrical grid passes just 3 miles away along highway No.200, and most of the large developments of Costalegre are looking into generating their own alternative energy (sun, wind, etc.).
 

There are two viable water sources for the property: the San Nicolas river to the south, and the large Cajon de Peñas water damn reservoir.

Costalegre is replicating a typical resort-hospitality and resort-residential development pattern as exemplified by Punta Mita in Riviera Nayarit and other international resort destinations such as Los Cabos and Punta Cana in the Dominican Republic, where resort residential development is preceded by state and federal transportation infrastructure investment, followed by hospitality investment that brings new visitors and buyers to the areas, and finally by residential developers and buyers.

 

As a result of the state investment and increasing congestion and saturation of Riviera Nayarit region, hospitality investment by disciplined and sophisticated international operators has begun in Costalegre. Importantly, the current properties under planning and development are high-end “destination” hotels with a loyal and affluent clientele that tend to be early adopters to residential ownership. By way of example, the Four Seasons-Punta Mita was the seminal and critical property in the successful development of Punta Mita residential development, and the One & Only Hotel is considered an anchor property in the Los Cabos market with substantial surrounding residential development.
